Project Details

This commercial development at The Edge, London Bridge is a modern, high profile building located within one of London’s most prominent business districts. The project required a robust and fully compliant fire suppression solution capable of protecting complex floor layouts, high occupancy areas, and critical building services, while meeting both regulatory and insurer requirements.

Our involvement focused on the design, coordination, and technical assurance of the automatic sprinkler system, ensuring full compliance with BS EN 12845 and BS 9990. Particular attention was given to hazard classification, water supply reliability, system zoning, and integration with other fire protection measures throughout the building.

The project demanded close collaboration with architects, MEP designers, contractors, and approving authorities to ensure the sprinkler system was seamlessly integrated into the overall building design, without compromising architectural intent or operational efficiency. Key considerations included space constraints, ceiling coordination, future flexibility, and ongoing maintenance accessibility.

Pre-Construction Phase Design

During the pre construction phase, our team developed the initial sprinkler system design to establish a compliant and coordinated solution aligned with the overall building strategy. This included confirmation of hazard classifications, preliminary system zoning, and assessment of water supply arrangements to ensure resilience and reliability.

Design coordination was undertaken with the wider project team to resolve spatial constraints, ceiling interfaces, and service coordination challenges. The design approach allowed for future flexibility while maintaining maintainability and accessibility for inspection and ongoing operation.

The pre construction design work provided a robust technical foundation to support statutory approval, insurer acceptance, and efficient progression into detailed design and construction.

Pre-Construction Phase Documentation & Planning

In parallel with the design activities, our team prepared a comprehensive suite of pre construction documentation to support quality assurance, safety management, and programme development.

This included the preparation of technical submissions outlining proposed materials, system intent, and compliance with relevant standards and project requirements.

Inspection and Test Plans were developed to define quality control procedures, inspection stages, and verification requirements throughout the project lifecycle.

An initial set of Risk Assessment Method Statements was produced for each discipline, providing a structured framework for safe working practices and enabling the incoming site team to adapt and develop site specific RAMS. Particular consideration was given to site constraints, including a single access point, and the associated risks this presented.

An initial pre construction and construction programme was also prepared, establishing key milestones, sequencing, and coordination requirements to support efficient delivery and effective interface management with other trades.

Through detailed design reviews, comprehensive technical documentation, and continued support during the construction phase, the sprinkler system was delivered to a high standard of quality, resilience, and compliance.
